Landmarks Preservation Commission hearing, existing small zoning lot

Located within the Greenwich Village Historic District, the building sits on a shallow 20' wide lot on Greenwich Avenue, just feet from its intersection with 6th Avenue and Jefferson Market Gardens, the 'town hall' of Greenwich Village.  A 'leftover' lot, the property has sat for the past 80 years as a series of single story retail establishments on the thoroughfare.  The proposal, approved by the Landmarks Preservation Commission in 2021, calls for a 5-story development, with ground floor retail, and condominium apartments above.  The penthouse triplex includes a double high living space and split level front/back terraces, overlooking the Gardens.


Special attention was given to the primary Greenwich Avenue facade, to maintain the neighborhood character, while providing a contemporary interpretation of the historic fabric.  Careful selection of materials includes red velour extruded facebrick, wet-cast limestone lintels and sills, and aluminum window frames and trims with a baked kynar 'bronze' finish.  The building sits upon an ultra-narrow strorefront and glass system with a New York jet mist granite base.  Radiused brick jamp and limestone lintel pieces add depth and variation to the facade, topped with a similarly curved aluminum cornice, proportioned to compliment the neighboring historic architecture.
